Relax in our self-contained cottage, featuring 2 bedrooms, 2 bathrooms, and a fully equipped kitchen. Enjoy peaceful moments on the patio overlooking the scenic Karamu Stream or unwind on the spacious deck, soaking up the sun. If you prefer to explore, the village’s restaurants, cafes, and bars are only a short stroll away.

Our accommodation is designed for your comfort, with amenities including a washing machine, two air conditioning units, BBQ, and more. Double glazing and modern insulation keep you warm in winter, while in summer, you can enjoy the perfect temperature with air conditioning or open the bifold doors for a refreshing breeze. Rest easy in our quality beds and experience a stay that blends relaxation, convenience, and luxury.

The story of the Black Cottage building

The heart of the Black Cottage is an original farmhouse built in the late 1800's. The building was moved from its original site (two paddocks over the back fence) around 1960 and added to the side of the majestic white villa on the neighbouring property. In 1997 Jim (the Neighbour) pulled his then bedroom off the side of his villa, with his tractor, and it sat in a paddock until he got around to chopping it up for kindling. In 2015, when Pete moved in next door,  he spied the building,  fell in love with it and did the deal with Jim to save it from its dismal destiny. The cottage was moved by crane onto the front of Pete's property and he eagerly invested countless hours ( and sweat and skin) on the renovations,  alterations and additions. A stunning shop for his Wine Country Craft products was the result. Eight years later when he sold the business the cottage was transformed, again, into the existing masterpiece for treasured guests to enjoy. 

THE SPACE

Welcome to the charming Black Cottage, a peaceful retreat nestled among oak trees. Enter through a rustic farm-style gate into your own private space. Relax on the deck, take in the beautiful surroundings, and step inside through elegant French doors. Inside, you'll be captivated by the original Rimu wood paneling and a modern kitchen that blends old-world charm with contemporary style.

Unwind in the cozy living room with timber walls, a comfy sofa, and a large TV. Open the bifold doors to your own outdoor sanctuary, a secure, covered space with views of the Karamu Stream—perfect for relaxing or entertaining.

The master bedroom boasts a luxurious King-size bed, smart TV, and ensuite bathroom. The second bedroom offers a Super King-size bed, smart TV, and easy access to a second bathroom. Need flexibility? We can also set up the second bedroom with two long single beds.

Fully wheelchair accessible and equipped with fire alarms and emergency lighting, the Black Cottage offers comfort, convenience, and peace of mind. Come experience a truly unforgettable stay in this unique and tranquil setting!

OTHER THINGS TO NOTE

COVID-19 SANITIZATION
Your health and safety are our top priorities. After each check-out, we use an extensive and thorough cleaning process to ensure the cottage is spotless and safe for our next guests.

ACCESSIBILITY & DISABLED FACILITIES
Our cottage is fully accessible for guests with disabilities, the elderly, or those with limited mobility. It features wider doors, wheelchair access, and bathroom railings for added convenience.

NO PETS ALLOWED
We love pets, but unfortunately, our cottage isn’t suitable for furry friends. If a pet is brought onto the property, an additional cleaning fee will be charged, and the guest will be asked to leave.

STRICTLY NO SMOKING OR VAPING INSIDE
To ensure a clean, fresh environment for all our guests, smoking or vaping inside the cottage is not permitted. A $800 fee will be charged for odor removal, duct cleaning, and furniture cleaning if smoking or vaping occurs inside.

METH DETECTORS
For your peace of mind, meth detectors are installed and regularly monitored by a professional security firm.

OCCUPANCY
The nightly rate includes accommodation for up to 4 guests. Room configurations are as follows:

Option 1. King bed in one room and Super King bed in the other

Option 2. King bed in one room and two King single beds in the other

Please let us know your preferred configuration when making your booking.

EXTRA GUESTS

If you plan to bring additional guests beyond those included in your booking, please let us know before arrival. We’ll arrange for extra towels, linen and provide details on the additional payment. Please note, the maximum occupancy is 4 guests.

If extra guests arrive who have not been booked or paid for, we reserve the right to cancel your stay immediately without refund. Please ensure you inform us in advance if there will be additional guests beyond the original booking. If extra guests are found without prior approval, you may be asked to vacate the property, and no refund will be provided.

HOUSE RULES
